havent read comics but in EG with camp he was depicted as “evil” despite in right as owner of land, he looked just antagonistic and hostile, and as he specifically want to cancel camp, rather than getting back his money he invested into something
and in flashback episode about Applejack making up ridiculous lie when she was young, he was depicted as kinda slimy as he made deal with kid (teenager I guess?) despite his current deal with business in question was “selling you no cider”
I guess those and probably several smaller things, those would make him seem as “just that selfish rich guy”
